All building systems have an anticipated useful service life. To allow the facility to perform as it was designed to do for its useful life requires scheduled inspections, adjustment, lubrication, cleaning, painting, and various replacements and repairs. Proper preventive maintenance programs will prevent unscheduled breakdowns, and predict when repair actions of a more significant nature will be required. Unless an organization has made a business decision to operate on “breakdown” maintenance, the need to put a preventive maintenance program in place is a definite need to preserve the value of the fixed asset.


Cyclical / Programmed Maintenance

Cyclical / Programmed Maintenance is really an extension of the Preventive Maintenance Program. It however usually involves “bulk-type” activity such as office re-lamping or swimming pool shutdown, emptying the basin, and repairs on a preplanned time, which is cyclical in nature. Organizations with facilities and plant requiring cyclical inspections and repair programs need to have this well organized, as safety and health of others may be a requirement, as well as maintaining the useful life of the facility.
